At master planning phase , project budget will be developed .
Through the process of design, at each design phase project costing will be developed .
At 65% of design completed , cost control will start and will be finished at 90% of design of the phase.
Cost will be reviewed and comments will go back to designer to adjust design to meet the budget for every design phase.
At the end of design development phase cost review has to be within the budget and approved by the Owner/Investor and project manager.
Once the project budget approved , Construction documents phase can proceed .
Infrastructure construction packages will be bought based on design progress,
Authorities approval , budget approval .
Proposed packages will be power supply design/build , water supply ,drainage ,
Fire protection , Roadworks ,STP …..
Excavation , piling , foundations , waterproofing , MEP underground services, MEP services ….will be fully detailed based on area criticalities , constructability, local practice , construction packages breakdown , logistics plan .
Concrete works , Craneage , man/material lifts , MEP services will be fully detailed based on area criticalities , constructability , local practice , construction packages breakdown , logistics plan.
Detailed building enclosure schedule , will be developed based on design, local practice , logistics plan.
Fully detailed schedule for all MEP services by discipline .
All MEP equipment to be addressed with detailed activities of submittals procurement ,approval ,delivery , installation .
All Elevators equipment to be addressed with detailed activities of submittals procurement ,approval ,delivery, installation .
All Kitchen equipment to be addressed with detailed activities of Submittals: procurement , approval ,delivery, installation.
Kitchen equipment shop drawings to be complete and approved early enough to allow for correct concrete works to proceed.
Major disciplines are:
Fit-out packages will be developed in full detail , based on local practice of fit-out construction , design details , commercial analysis
and meeting the budget .
Procurement phase -submittals, submittal approvals , fabrication and delivery will be detailed and fully controlled by the detailed fit-out schedule .

FFE supply and install schedule will be developed based on Highly specialized suppliers as :
Basement / Back of house areas
Public areas – Lobby , dining areas ,public bathrooms , corridors
Guestroom or tenant areas
MEP rooms finishes
Guest room or tenant areas will be broken down by type of work as :
Floor covering, carpeting ,
Full punch list to be prepared by Architect as per area inspections and punch list schedule to be developed and organized by design discipline .
Detailed testing & commissioning schedule to be prepared organized
by design disciplines .
All MEP systems ,as part of Fire alarm or life support system to be listed.
As fire alarm system ,fire protection pumps-valves , safety lighting battery operated , Diesel generators ,Smoke exhaust ,stair pressurization and so on .
Detailed schedule by area and turn over dates will be developed .
