Preparation of detailed design schedule through design phases .
Master planning , Concept , Schematic design , Design development and Construction documents phase .
Every phase detailed with design preparations , reviews and approvals.
Every phase connected with Authorities approvals, permitting and procurement of project construction packages .

 

Authorities Permitting

Autorities approvals , permititing  fully detailed and developed based on local regulations and rules.
Broken down to structural , architectural , power supply , electrical, water supply , plumbing , drainage , fire protection , HVAC ,low voltage disciplines .
Monitored and updated on regular bases with local coordinator .
Permitting is following very closely design progress .

 

Procurement  of construction packages

Procurement strategy will be developed based on standard construction procedure , permitting progress ,design progress and local practice .
Will be reviewed with Project manager to confirm sequence , procedure, local practice in awarding the packages .
Proposed packages :

  • Bulk excavation /excavation at pile caps/backfill ,
  • Piling
  • Piles demolition / Pile caps-grade beams,
  • Waterproofing , 
  • Substructure ,
  • Superstructure
  • MEP underground services
  • MEP services
  • Etc …

 

Cost control

At master planning phase  ,  project budget will be developed .
Through the process of design, at each design phase project costing will be developed .
At 65% of design completed , cost control will start and  will be finished at 90% of design of the phase.
Cost will be reviewed and comments will go back to designer to adjust design to meet the budget  for every design phase.
At the end of design development  phase cost review has to be within the  budget and approved by the Owner/Investor  and project manager.
Once the project budget approved , Construction documents phase can proceed .

 

Infrastructure construction  

Infrastructure construction packages will be bought  based on design progress,
Authorities approval , budget approval .
Proposed packages will be power supply design/build , water supply ,drainage ,
Fire protection , Roadworks ,STP …..

 

Substructure  construction

Excavation , piling , foundations , waterproofing , MEP underground services, MEP services ….will be fully detailed based on area criticalities , constructability, local practice , construction packages breakdown , logistics plan .

 

Superstructure construction

Concrete works , Craneage , man/material lifts , MEP services will be fully detailed based on area criticalities , constructability , local practice , construction packages breakdown , logistics plan.

 

Building enclosure construction

Detailed building enclosure schedule , will be developed based on design, local practice , logistics plan.

 

MEP services construction

Fully detailed schedule for all MEP services by discipline  .

 

MEP equipment supply &construction

All MEP equipment to be addressed with detailed activities of submittals procurement ,approval ,delivery , installation .

 

Elevators supply & construction

All Elevators  equipment to be addressed with detailed activities of submittals procurement ,approval ,delivery, installation .

 

Kitchen equipment supply & construction

All Kitchen   equipment to be addressed with detailed activities of Submittals: procurement , approval ,delivery, installation.
Kitchen equipment shop drawings to be complete and approved early enough  to allow for correct concrete works to proceed.
Major disciplines  are:

  • Kitchen underground services ,
  • Kitchen  slabs/walls - penetrations, openings , recesses
  • Kitchen hoods, kitchen exhaust 
  • Refrigeration -Coolers , Freezers
  • Buy-out equipment
  • S.S. Prefab tables, shelving

 

Fit-out and Finishes

Fit-out packages will be developed in full detail  , based on local practice of fit-out construction , design details , commercial analysis and meeting the budget .
Procurement phase -submittals, submittal approvals , fabrication and delivery will be detailed and fully controlled by the detailed fit-out schedule .
Major areas of breakdown for different ,specialized contractors will be :

  • Basement / Back of house areas
  • Parking
  • Public areas – Lobby , dining areas ,public bathrooms , corridors
  • Guestroom or tenant areas
  • MEP rooms finishes

 

FFE

FFE supply and install schedule will be developed based on Highly specialized suppliers  as :

Basement / Back of house areas
Parking
Public areas – Lobby , dining areas ,public bathrooms , corridors
Guestroom or tenant areas
MEP rooms finishes

Guest room or tenant areas will be broken down by type of work as :
Floor covering, carpeting ,
Soft cases
Cabinetworks
Window treatment
Decorative lighting
Artwork

 

Punch list , Architectural inspections

Full punch list to be prepared by Architect as per area inspections and punch list schedule  to be developed and organized by design discipline .

 

Testing & Commissioning 

Detailed testing & commissioning  schedule to be prepared organized by design disciplines .
All MEP systems ,as part of Fire alarm or life support system to be listed.
As fire alarm system ,fire protection pumps-valves  , safety lighting battery operated , Diesel generators ,Smoke exhaust ,stair pressurization and so on  .

 

Space Occupancy . Turn over of spaces to the Owner  for use

Detailed schedule by area and turn over dates will  be developed .
